Question 2 : How would the LFM be applied to I as a consumer who has purchased a product from a company in another state ( I am in Perth and they are in Melbourne ) and the product came with a 5 year warranty and after 18 months , it is faulty and doesn’t work to full capacity. I sent an email to notify them of this and they reassured me that they would restore it to full working order but now they have sent me some T & C document saying that the warranty is only 1 year and not 5 years. Communication stalled so I went to the Consumer Protection to lodge a complaint (dare I say it) but haven’t heard anything as they are so busy.

Question 1 : How would the LFM work for a strata title property / body corporate? When you buy a property in a strata title, do you contract with the Strata Management company / Body Corporate as part of your contract of sale / agreement / offer? They have talked about the Strata Titles Act but I think I’ve worked out from Greg and John that this is just a legal code, act and statute…? so im not too concerned about the Act but my main query is that does one contract with the strata company when purchasing a house in a strata title? I have thought long and hard where I might be able to get this information like the settlement agency but I don’t think I’d be successful in fulfilling my query. I don’t think they’d know what I’m talking about.
